Element 1: Evidence of Title: Information can be provided by the Seller; Previously procured on behalf of the Purchaser (after they had made an offer); You can get copies, help & info. from Land Registry or the current Morgage Lender.
Element 2: Sale Statement: Information can be provided by the Seller; Susceptible to "descriptive inaccuracies"; however, the HIPSIS simple select & insert template, minimisies those risks and standardises the terminology.
Element 3a: Energy Performance Certificate: A new requirement, (brought about by the Koyoto Protocol) to collect data, which can be used to assess the effects/contribution, mankind, might be having on "global warming". The Koyoto Agreement drawn up by the United Nations (to which the United Kingdom has committed) to have member countries cut their emissions of "greenhouse gases".
Element 4: A Certificate; Interim or nil rated showing the Code for Sustainable Homes Ratings (New Builds Only); Information can be provided by the Seller; Mandatory for all new homes from 1st May 2008. The Interim Certificate of Compliance is derived from a Design Stage Assessment, based on the design drawings and specifications. The Design Stage Assessment is confirmed, following construction, by on site inspections of the building and site records. A code rating between 0 and 6 is then issued . A 6 rating would indicate a "zero carbon" property.
Element 5: Tenure: (Freehold; Leasehold; or Commonhold, whatever is applicable to the property); Information can be provided by the Seller; Previously procured on behalf of the Purchaser (after they had made an offer), You can get copies, help & info. from Land Registry or the current Mortgage Lender.
Element 6: Local Authority Searches: Previously procured on behalf of the Purchaser (after they had made an offer): extracts from the Local Authority (public) Records, revealing information specific to the property, which are held on the: Land Charges; Planning & Building Control; Highways; and Environmental Registers.
Element 7: Water & Drainage Report: Previously procured on behalf of the Purchaser,(after they had made an offer). A report supplied by the local Water Authority; containing the following related information, as to whether the property is connected to: a public sewer; surface water drainage and the public water supply, with copies of the water mains map and public sewer within 30m of the property and any agreement allowing the property to be "built over" these services, together with details on the charging for the services.
