Elements: 3b; 8; 9, might, (or might not) help in the sale of the Proprty, and for that reason, they might, (or might not) have been included in the HIP. However, these elements are available to anyone, for any property, (whether originating from this website, or not) and can be ordered seperately, using: Product 3
Element 3b: Home Condition Report:
Element 8: Mining/Abstraction Report: primarily concerned (in Coal Mining Areas) with Opencast and Deep Coal Mining records from the Coal Authority. A report will reveal whether a property has been the subject of a coal mining subsidence damage or related claim. It will also provide information on any current; past and proposed mining activities. Be aware that there are other mining/abstraction activities which could have an adverse affect on a property and are addressed in Element 9:
Element 9: Environmental Report: is a comprehensive assessment of the possible risk from the following, (at a distance of 250m and 500m surrounding the property): Landfill Sites; Contaminated Land; Old Industrial activities, including mining/abstraction activities not covered in Element 8; Abandoned Rubbish Tips & Scrap Yards; Hazardous & Toxic Substances; Land Stability and Flood Risk. Responses are drawn from The Environment Agency; Local Authorities and The Health and Safety Executive; and all comprehensively documented.
Element 10: Other Authorised Documents: Information should be supplied by the Seller; may include any relevant, current Warranties and Guarantees; together with information relating to Utilities; (Gas; Electric; Telephone; Broadband etc.) and their Suppliers.
