"Law Pack"; "Sellers Pack"; whatever various titles may have been given them, they are all a: Home Information Pack, and should comprise an assembley of important documents, some of which, have been classified as *Required (compulsory) and must be in every HIP. The remainder have been classified as Authorised (optional) documents. Both the *Required and Authorised documents are also known as the HIP Elements.

An *Index of contents (page 2 of 18), comprising: 1.*Evidence of Title; 2.*Sale Statement (page 4 of 18; (Using the HIPSIS simple select & insert template); 3a.*EPC; 4. A Certificate; Interim or nil rated showing the Code for Sustainable Homes Rating *(New Builds only) (see Footnote below) 5.Tenure *(copy of leasehold/commonhold statement if applicable); 6.*Local Authority Searches; 7.*Water and Drainage Report.
